HOA and Condo Association Trash Service

Carney Disposal provides trash and recycling collection for homeowners associations, condo associations and townhouse communities across the 28 towns we serve in southeastern Massachusetts. A community can sign one agreement that covers every home, arrange a community rate that each household signs up for on its own, or use shared front load or rear load dumpsters where homes do not have their own driveways. Three ways an association can work with us

Pick the one that fits how your community is built and how the board prefers to bill. We will tell you on the call if a different one would serve you better.

  • One agreement for the whole community. The association signs a single agreement that covers every home, gets one bill, and folds the cost into the dues. Every home receives its totes the same week and is picked up on the same day. This is the simplest for the board and the one most communities choose.
  • A community rate each household signs up for. The board picks Carney as the community's hauler and negotiates a rate. Each household then signs up on its own, at that rate, and pays its own quarterly bill. Nothing runs through the association's books, which suits communities whose bylaws keep trash out of the dues or where not every home wants the same service.
  • Shared dumpsters. For condo and townhouse associations where homes do not have their own driveways. Front load or rear load dumpsters sit where the association decides to put them and are emptied on a standing schedule, with a recycling container alongside. The association is billed as one account.

Why boards pick one hauler for the whole community

One truck on the street on one day, instead of three haulers on three different days. Totes that match, put out and brought in on the same schedule. One phone number for every resident to call about a missed pickup or a bulk item. One holiday schedule for the whole neighborhood. And a single rate the board negotiated, rather than each household paying whatever it was quoted.

What each home gets

Under the first two arrangements every home gets the same service our other residential customers get: a 64 or 96 gallon trash tote and a 64 or 96 gallon recycling tote, trash collected every week, and recycling collected weekly or every other week depending on the town. Totes are delivered the week before service starts. In a holiday week the pickup moves one day later, which is on the holiday schedule. Every household is a Carney customer, so bulk item pickup and yard waste are available to any home that calls, and a board can arrange a community-wide bulk pickup after a cleanout weekend. Homes that cannot get totes to the road can add in-driveway service.

Shared dumpsters for condos and townhouses

Where the units share a parking area rather than each having a driveway, shared dumpsters are the practical answer. Where they go is the association's call; most communities pick a corner of the lot or build an enclosure, and we only ask that the truck can reach it. We size the containers to the number of units, run them on a weekly or twice-weekly schedule, and add a recycling container so cardboard and bottles stay out of the trash. What we guarantee is the service: our own front load and rear load trucks, a schedule set by our office rather than a regional dispatcher, and a container that is emptied on the day we said it would be. How pricing works

We price each community on its own. The number of units is the biggest factor, followed by how the property is laid out: whether the truck runs one loop past every driveway or stops at a few shared enclosures, which town you are in, and whether recycling runs weekly or every other week there. We do not publish community rates because the number that wins the bid for a 40 unit townhouse association is not the number for a 250 home neighborhood, and a board comparing proposals deserves one built for its own community rather than a rate card.

Switching haulers without a missed week

Tell us when the current hauler's agreement ends. We deliver totes or containers the week before, on the same weekday service will run, and the first Carney pickup is the week the old hauler stops, so no home goes a week without collection. Residents leave the old hauler's containers out for that company to collect on its own run. Once the start date is set, each household gets an invitation to the online account portal, where it can see its pickup day and, under the community rate arrangement, its own bill. The board gets one contact in the office for anything community-wide.
